Working with us
The developer
Who you'll be speaking with
GT Nelson Realty Sdn Bhd (E(1)1836) is a licensed real estate agency registered with BOVAEA Malaysia. We work with new launch projects from developers across Johor Bahru — this page currently carries our listing with KSL Realty, one of the state's more established names.
The desk is run by Elean See Joen Ee Lean, a Real Estate Negotiator with hands-on experience across more than one Malaysian state. Time spent working alongside developers in different markets has shaped a broad read on what buyers actually need — whether that's a first home, an investment unit, or a cross-border move from Singapore.
Buying property should feel like progress, not a maze. Every enquiry gets honest, personal guidance from the first message to the signing table, at no cost to you.

In their own words
I wasn't sure where to start looking, but Elean walked me through every stage with a clear head and real know-how. Viewing to signing, the whole thing felt steady and looked after.
What stood out was that Elean wasn't chasing a sale — she flagged details in the paperwork I would have skimmed straight past and clearly had my interests in mind.
If you commute across the Second Link, Elean is who you want on this. She got exactly what a daily crosser needs, and the whole process stayed transparent from start to finish.
I'd looked at a few new launches around JB before this. Elean was the one who actually sat down and explained freehold versus leasehold properly, then helped me land on a unit inside budget, no pushing.
Before you reach out
Most KSL high-rise freehold units are open to foreign buyers, provided the purchase clears Johor's minimum price threshold for foreign ownership and the standard approval steps are followed. Landed freehold homes sit under separate state conditions. Because rules shift, confirm the current threshold and paperwork for your chosen unit with us before you book.
A freehold title never expires and passes ownership on indefinitely. A leasehold title — the 991-year terms attached to a few completed KSL projects, for instance — is a long lease that technically ends, even centuries from now. The great majority of current KSL launches are freehold; only some completed high-rise projects carry leasehold titles.
No. Our service costs buyers nothing — the developer pays our fee, not you.
Usually a completed booking form, a copy of your IC or passport, and a booking fee set by the developer, refundable within the free-look period in most cases. Requirements differ slightly by project and are confirmed at the point of booking.
Down payment depends on the project, your loan margin and your financial profile, so we can't give a fixed figure here. We aren't licensed financial advisors — we'll put you directly in touch with the developer's panel bankers for a number that reflects your situation.
A number of the listings, especially in Iskandar Puteri and Kempas Indah, sit close to the CIQ and the Second Link / Tuas crossings. Actual travel time depends on traffic and the specific project — ask us for distances on the project you're considering.
You'll sign the Sale and Purchase Agreement, arrange financing if you're taking a loan, and pay deposit instalments on the developer's schedule. Your negotiator and the appointed solicitor walk you through each stage from there.
Yes — we'll introduce you to the developer's panel banks for a loan eligibility check. The bank, not us, decides final approval and terms.
